Wonderful Frank Lloyd Wright style complex, with excellent staff and great neighbors. It is beginning to show its age in terms of interior items like cabinets and bathroom sinks, but is well maintained, and priced fairly. I particularly like how they worked around the trees on the property. Each unit has its own personality based on its front tree. The staff works diligently to keep the residents engaged, with things like recognizing a favorite pet of the month, and various things for the residents. I believe the primary draw for the residents, is its proximity to the waterfalls on Bull Creek. And because of it the residents are all laid back, and interesting conversationalists. I particularly enjoyed my conversation with the resident who has been here the longest... 14 years! I hope to follow in his footsteps. =)
It's a friendly, well-maintained complex. The management is great! Parking can be a problem, but would be improved if everyone parked in their assigned garage.
Property associate Austin is an outstanding employee and very helpful. My lease expired in July 2012. Because of my financial situation I was uncertain about signing a lease. My rent has gone up twice during the last 7 months. It is my hope to stay here. To move out in good standing I have to give 2 months notice. I have agreed to these terms. Great location. Good neighbors. Biggest complaint is that people don't pick up after their dogs and I have dragged poop in to my apartment on my shoes on more than one occasion. Management don't seem to try and enforce cleanup and this is my biggest complaint - the place is turning in to one big turd.
I have been here close to 2 years and it has been one nightmare after another. Starting with the day I moved in and a pipe broke flooding the apartment and the entire garage. The damage was never properly repaired and that has led to mold growing in my apartment. My closet shelves have all fallen off on numerous occasions so when I come home from work there has been glass everywhere from the mirrored doors which have fallen off and shattered and my clothes are all laying under broken shelves and sheetrock dust. Not once has the management offered to pay for any drycleaning or reimburse me for out-of-pocket expenses.. I have complained about the relentless noise from the apartment above and finally after 21 months their onsite manager came and listen for herself and tells me the subflooring has gone bad. Really? I have cracks in my ceiliing and nails are coming through the sheetrock, I guess the subflooring has been bad for 2 years. Now I have neighbors behind my bedroom who must have a surround above my bed adding to the constant noise level. I haven't had a good nights sleep unless I go to my daughter's apartment when she is out of town. I've had enough and am moving to a place where I can get some sleep. Living here has been a total nightmare.
great property, but parking is horrible
I like knowing I have a garage. I am moving to a smaller apt. due to a tremendous rent increase and don't like the lack of storage but will deal with it. I don't like all of the painting going on but I understand it and I'm sure it will look better! I think the green is really pretty and blends well with the Bull Creek setting, however the rust on the bottom (and especially on the arches) makes the buildings look like they are floating. They should be all green to ground them, or maybe a slightly darker shade of the same green would work. The pumpkin color you are proposing for the office and the four corner buildings is a hideous color! You need to paint all of the buildings the same. This is the hill country and not the UT area of Austin. I know you want to attract more tenants but you won't do that by pretending we are in an area we aren't. Us tenants talk about this on a daily basis as we walk our dogs! The flags out front are tacky. Maybe have some sort of an owner/tenant meeting to see what we think about our homes? I have dealt with a crazy neighbor, extremely noisy tenants above me, have reported several tenants not picking up after their dogs and endured a flea infestation due to the tenants next door on the other side, and I still want to live here because of the location and the size of the complex. I appreciate all of the brunches, etc, but I am always working so I haven't been able to attend one yet. We all miss Shelly and the way she connected with all of us. Amanda has helped but it just isn't the same now.
Moved here because the staff was very friendly , place seemed quiet & buildings were tastefuly done.Now its loud,I haven't been able to enjoy my balcony or home. My outdoor furniture & plants crowd my small apartment so that i cant have company during the holidays or even decorate. The workers left a mess on my balcony & threw garbage into the trees outside my windows.The exterior paint job of red & green does look like Christmas thou.
I really enjoy the private access to trails, the layout of my apartment, the amount of windows, the hard wood floor, the washer and dryer in unit. I can hear the people above me quite well, more so than in my last complex - but it's not make or break. Parking is a little difficult at times, but not as bad as the reviews make it out to be.
The surroundings are nice, but the quality of the construction is poor. If you live on the first floor, you can hear every step of your neighbors upstairs. I can actually hear my neighbor's conversations, their alarm and when they use the restroom. Parking for guests is non-existent. The garages are difficult to get in and out of. Management does not enforce the parking violations of people parking behind their garage doors and in the fire lanes. Pets are allowed to run loose and owns don't pick up after their pets. The windows don't close all the way, creating high utility bills. The appliances are in poor condition and are not well maintained.
Poor customer service. Unprofessional and discourteous staff. Young assistant manager is nasty with her tone and tongue. Parking is awful. Lazy and slow maintenance staff. They always pass garbage on the grass or grounds and never stop to pick it up. Dog bags take forever to get replenished. Disappointed I moved here and hope to find a better place to live.
Quite, private, a nice r4etrerat from the busy daqy
It is loud with the doors and the walls are thin for being "condo" standards. Th staff is great and the maintenance guys are great, friendly and comfortable to have in your home. The people with pets are a bit frustrating as they do not pick up poo and also let them go right in front of buildings instead of off to the side. It makes for the grass area up front to always look muddy and gross to to the dogs on it all the time. The stair wells and stairs need cleaning big time they are very gross and un pleasant to walk up and down or bring guest in.
I would like to answer this in 3 mo. I just moved in. However my neighbors have said in passing " You are going to love it here !" or "This place is great."
